Understand the fees

French “notary fees” are mostly taxes

Most acquisition costs are duties and taxes collected for the state and local authorities. The regulated notary remuneration is only one part of the total.

Existing and new-build property are taxed differently

For existing property, land registration tax includes a departmental share, a municipal tax and collection fees calculated on the departmental share.

For new-build property or VEFA, reduced land registration duty usually applies, which is why acquisition fees are much lower.

The taxable base can be adjusted

Furniture valued separately and agency fees paid by the buyer may, under conditions, reduce the base used for some acquisition fees.

The simulator keeps those assumptions visible, but only the deed and the notary can confirm the exact treatment.

Disbursements remain an estimate

Disbursements are amounts advanced by the notary to prepare the file, obtain documents and complete formalities.

The actual amount varies by transaction. The dedicated field lets you replace the default assumption with an estimate from the notary office.

Why are fees higher for existing property?

Transfer duties are much higher for existing property. For new-build property or VEFA, reduced duties apply, although VAT is generally included in the sale price.

Which departmental rate should I choose?

From 1 April 2025 to 31 March 2028, many departments may apply an increased rate up to 5%. Use the rate for the property’s department or the estimate supplied by your notary.

Why include a first-time buyer option?

The 5% departmental uplift does not apply when the property is a first ownership purchase intended as the buyer’s main residence. The simulator then caps the rate at 4.5%.

Does furniture always reduce the fees?

It may reduce the taxable base if it is real, properly valued and listed separately in the deed. An excessive valuation can be challenged.

Does the result replace the notary’s statement?

No. The result is indicative. The notary will provide a provisional statement and then a detailed final account based on the exact transaction.
